The $750 annual retainer is not a course fee. It is a sourcing-and-advisory fee — compensation for access to deal analysis, due diligence performed on your behalf and purchasing power unavailable to you as an individual investor.

Direct Ownership. Institutional Economics.
Acquire an existing premium hotel asset — audited, income-generating, registered. Full ownership in your name on the Government Land Registry of Georgia (NAPR).
- Minimum investment: $80,000
- Bank leverage: up to 50% LTV with full IIC accompaniment to local financial institutions
- Net annual yield: 7–8%, contractually guaranteed by the operating hotel-management company
- Capital flows directly to closed escrow — never through IIC
- IIC in first-loss position: if the asset does not perform, IIC absorbs the capital loss before you do
Megaprojects. Democratic Governance.
Stage C is the turbo engine. A group of up to 30 members pools capital through an SPV (Special Purpose Vehicle) — opening access to hotel and commercial projects valued in the tens of millions of dollars.
