Is this a scam?
It is the right question to ask — and we answer it first. IIC co-invests its own capital in every asset and stands in the first-loss position, meaning we lose before you do. Assets are registered in your own name on the government land registry, never in IIC's name. Capital flows directly to closed escrow, never through us. We are a 25-year-old advisory and collective-purchasing structure, not an investment fund, and we do not hold your money.
What exactly is IIC?
IIC is an advisory and collective-purchasing club that unites private investors into a single institutional force. We source, underwrite and structure direct real-estate acquisitions. We are not an investment fund, we do not pool your money under our control, and we do not sell securities.
Who is behind IIC?
IIC was founded in 1998 by Ronen Manoach, a member of the Israeli Chamber of Business Advisors (I.C.B.A.), with more than 25 years of underwriting experience. Jordan Joseph Dahan serves as Chief Marketing Officer.
Money & Returns
How is the 7–8% yield guaranteed?
The net annual yield is contractually guaranteed by the operating hotel-management company that runs the asset — not by IIC. The guarantee is written into the operating agreement on qualifying assets.
What does the $750 annual fee cover?
It is a sourcing-and-advisory retainer covering deal analysis, due diligence performed on your behalf and access to IIC's proprietary underwriting and purchasing power. On your first acquisition, a contractual credit of 4% of the purchase price returns your membership fees in full.
What is the minimum to invest?
Stage A candidacy is $750 per year. Direct ownership (Stage B) begins at $80,000. Collective SPV participation (Stage C) pools capital among up to 30 members.
Where does my capital actually go?
Directly into a closed escrow account for the specific acquisition — never through IIC. You hold title in your own name.
Liquidity & Exit
How liquid is my investment?
Real estate is a medium-to-long-term asset. Our illustrative underwriting horizon is around five years. You own the asset directly, so you may sell it subject to market conditions, but you should not treat this as a short-term or liquid position.
Can I exit early?
Because the asset is registered in your name, you control the sale. Early exit is possible subject to market conditions and any financing terms in place, though returns are modeled over the full holding period.
Leverage & Structure
How does the bank leverage work?
IIC members can access up to 50% LTV financing from local financial institutions, with full company accompaniment through the application and closing process.
What is a Collective SPV?
A Special Purpose Vehicle is a dedicated legal entity through which up to 30 members pool capital to acquire institutional-scale assets. Major decisions require a 60% supermajority, ensuring democratic governance.
What is IIC's first-loss position?
IIC co-invests its own capital and contractually agrees to absorb capital losses before its members do. If an asset underperforms, the company's capital is impaired first.
